Most electrical calls start with one specific complaint. An inspection is the opposite: we go through the system on purpose, in order, and tell you what is safe, what is simply old, and what actually needs attention. It is the same safety-first approach the rest of our electrical services are built on.
What an Electrical Safety Inspection Covers
- The panel — brand, age, service size, breaker condition, double-tapped or mismatched breakers, available capacity, and whether the labeling matches reality
- Service equipment — meter base, weatherhead, service entrance conductors, and mast condition
- Grounding and bonding — ground rods and electrodes, water and gas bonding, and grounding continuity at the panel
- GFCI and AFCI protection — whether protection exists where it belongs, and whether the devices still trip and reset the way they should
- Branch wiring — conductor type and condition where it is visible, including aluminum branch wiring and older cloth or knob-and-tube runs
- Devices and boxes — receptacle polarity and grounding, box fill, missing covers, and open splices
- Visible heat and damage — discoloration, melted insulation, scorched terminals, corrosion, and burnt odor
- Load — a calculation of what the service is carrying against what it was sized for
Common Deficiencies We Find in River Valley Homes

- Federal Pacific and Zinsco panels — routinely replaced rather than repaired
- Double-tapped breakers — two conductors under a terminal built for one
- Ungrounded three-prong outlets — a modern receptacle on a two-wire circuit, which looks grounded and is not
- Missing GFCI protection in kitchens, baths, garages, and outdoors
- Aluminum branch wiring paired with devices never rated for it
- Open junction boxes and missing covers, often in attics, crawlspaces, and garages

When an Inspection Makes Sense
- Buying or selling an older home. A general home inspection flags electrical items at a surface level. This goes further.
- Before a remodel or addition. Knowing the panel's real capacity before the design is finished is cheaper than finding out during rough-in.
- Before adding a large load. An EV charger, a hot tub, a shop, or a standby generator all change the math on an existing service.
- After a storm, a lightning event, or water intrusion. Damage to service equipment is not always obvious from the ground.
- When an insurer or lender asks about the panel type or the wiring. An inspection gives you documented answers instead of guesses.
- When you just bought a house and have no idea what the previous owner did behind the walls.
- Recurring symptoms. Breakers that keep tripping, lights that dim, or a warm cover plate are worth a systematic look rather than another one-off fix.
What You Get
At the end of the visit we walk the property with you and go through what we found. Items are sorted plainly: what is a safety issue, what should be planned for, and what is simply old but fine. Anything that needs correcting comes with a written quote, and the inspection itself is quoted up front before we schedule — the same way we handle any other diagnostic work.
From Inspection to Repair
An inspection on its own does not fix anything. When it turns up work, it usually lands in one of a few places: electrical repairs and troubleshooting for faults and failed connections, panel upgrades and replacements when the panel or the service is the limiting factor, outlet, switch, and GFCI work for protection and device problems, and residential electrical services for rewiring and larger remediation. Commercial buildings follow the same process through commercial electrical services.
